X Team International Reports First Quarter Transaction Volume

SAN FRANCISCO, May 15, 2012—X Team International, an international alliance of retail real estate advisors with expertise in more than 45 major markets throughout the U.S., Canada and Europe, released first quarter transaction volumes for the alliance totaling more than $780 million. X Team International President John Cumbelich made the announcement.

During the first quarter of 2012, the alliance reported combined results of retail leases and sales totaling $789,804,350. Leasing activity accounted for 78 percent of the total transaction volume or $617,661,150, with more than 5.2 million square feet of retail space absorbed across major North American retail markets. The volume of sales during the first quarter included 1.5 million square feet of building sales and more than 99 acres of undeveloped land sales, totaling $172,143,200.

“The recession has provided numerous opportunities for our retail clients,” said Cumbelich. “As a result, we are seeing activity levels increase in every region we represent, and are optimistic the increased activity will continue through 2012.”

X Team International Partner Stokas Bieri Real Estate Arranges Purchase of The Promenade at Waterside in Oxford, Mich.

DETROIT, March 30, 2012—X Team International, an international alliance of retail real estate advisors with expertise in more than 45 major markets throughout the U.S., Canada and Europe, announced today that Detroit-based partner Stokas Bieri Real Estate (SBRE) represented Tom Guastello from Center Management in the purchase of The Promenade at Waterside in Oxford, Mich. X Team International Partner Jim Stokas made the announcement.

The 67,000-square-foot retail development, located just north of downtown Oxford on Lapeer Road (M-24), currently has a 13,000-square-foot specialty strip shopping center with the potential for 57,000 square feet of additional retail space. The center is next to Meijer and includes tenants Tim Horton’s, BoRics and a former Chili’s. Future retail spaces will range from 1,400 square feet to 25,000 square feet build-to-suits. Divisible outlot spaces are currently available up to 4,100 square feet.

“The Oxford area represents one of many growing Michigan retail markets due to its attractive demographics,” said Stokas. “Members of this community, who would typically fight the crowds at congested shopping locations farther away, are now starting to see more viable national box retailers leasing space in centers closer to home.”

The seller, Beltway Capital Management, represented themselves. Terms of the deal were not disclosed.

X Team International Partner Baker Storey McDonald Properties Acquires Shopping Centers in Kentucky and Ohio

NASHVILLE, Tenn., February 20, 2012—X Team International, an international alliance of retail real estate advisors with expertise in more than 45 major markets throughout the U.S., Canada and Europe, announced today that Nashville, Tenn.-based partner Baker Storey McDonald Properties, Inc. (BSM) has acquired two shopping centers located in Kentucky and Ohio. X Team International Partner David Baker made the announcement.

BSM acquired Kroger Plaza, a 53,989-square-foot Kroger shadow-anchored shopping center located at 1661 Bypass Road in Winchester, Ky., a suburb of Lexington. BSM will manage and lease the retail center. Kroger Plaza is currently occupied by a number of tenants including Cato, The UPS Store, Papa John’s, NovaCare and Hallmark. Prior to acquisition of the center, BSM executed a lease with Burke’s Outlet to occupy a 20,000-square-foot space in the center. Burke’s, a division of Bealls Department Stores of Florida, plans to open their store at the end of March 2012. Upon Burke’s occupancy, Kroger Plaza will be 90 percent leased. Financing was provided by Protective Life Insurance Company and arranged by First Southern Mortgage of Brentwood, Tenn.

BSM acquired a former National City Bank branch located at 9850 Colerain Avenue. Prior to acquisition, BSM developed plans for a new 6,200-square-foot shopping center to replace the existing bank branch and signed leases with three tenants: Aspen Dental, JS Gold, and GNC. Acquisition and leasing services were provided by Andrew Feinblatt of OnSite Retail Group in Cincinnati. Development of the 100 percent leased shopping center is expected to be complete by Fall 2012. BB&T Bank provided financing for the project.

DALLAS-FORT WORTH, TX, October 31, 2011—X Team International, an international alliance of retail real estate advisors with expertise in more than 45 major markets throughout the U.S., Canada and Europe, announced today that Dallas-Fort Worth-based partner Venture Commercial has completed leases for six Northern Tool + Equipment locations throughout the U.S. Kansas City-based partner Lane4 Property Group and Miami-based partner The Rotella Group assisted with two of the six deals. X Team International Partner Clay Mote of Venture Commercial, who is serving as master broker for Northern Tool + Equipment, made the announcement.

Northern Tool + Equipment has filled six second-generation boxes ranging in size between 15,000 and 16,000 square feet. Locations include the Mingo Marketplace Shopping Center in Tulsa, Okla., located at 10127 East 71^st Street, where they will join Best Buy, Sports Authority, JCPenney and Bassett Furniture; 4661 Associated Court in Appleton, Wis., where they will join Michael’s; the Southern Hills Plaza in Oklahoma City, Okla., located at 1610 SW 74^th Street, where they will join Dollar Tree, Aaron’s and Mill Creek Carpet; 2601 South Louise Avenue in Sioux Falls, S.D., where they will join HOM Furniture; Oak Park Commons in Lenexa, Kansas, located at 95^th and Quivera, where they will join Sam’s Club; and I-95 and Atlantic Boulevard in Pompano Beach, Fla. Additional planned locations include Houston, TX; St. Louis, MO; Denver, CO and Birmingham, AL.

The retailer has signed 10-year leases in all locations. X Team Partner and Master Broker Clay Mote represented the retailer in the Tulsa, Appleton and Oklahoma City deals, while the landlords were represented by Mike Axelrod of Centro, Nick Tice and Thomas Hagedorn of Commercial Property Associates, Inc., and Pat Kelly of Phillips Edison, respectively. In Sioux Falls, Mote represented the retailer, and the landlord, HOM Furniture, was self-represented. In Lenexa, Mote and X Team Partner Tom O’Leary of Lane4 Property Group represented the retailer, while the landlord was represented by David Bayer of KC Commercial. X Team International Elects New President, Board Members

SAN FRANCISCO, October 12, 2011—X Team International, an international alliance of retail real estate advisors with expertise in more than 45 major markets throughout the U.S., Canada and Europe, announced today the election of John Cumbelich as new president and Clay Mote and David Larson as new board members. Exiting President Nelson Wheeler of Strategic Retail Advisors-California made the announcement.

Cumbelich, principal of San Francisco-based John Cumbelich & Associates, has been an X Team International partner since 2001. Larson, founding partner of Denver-based Legend Retail Group, and Mote, partner of Dallas-Fort Worth-based Venture Commercial, have been active in X Team International since 2002 and 2005, respectively. They join existing board members Treasurer Jonathan Lapat, principal of Boston-based Strategic Retail Advisors, and Secretary Chris Simmons, senior vice president of Minneapolis-based Welsh Companies, as they complete the second year of their two-year terms.

As president, Cumbelich will direct all meetings, serve as a member on all committees, participate in monthly conference calls with the board and X Team constituents, lead the Annual Convention and focus on recruitment of new X Team offices. He will also promote X Team externally and internally, and ensure consistency of service across all X Team partners. X Team International board members are responsible for managing general business decisions, long-term planning goals of the organization, and assisting the president with membership and financial processes. All board members serve on a voluntary basis and are elected through majority partnership votes.

X Team International Partner The Chambers Group Completes Lease for First Burlington Coat Factory Small-Format Store in Charlotte, NC

CHARLOTTE, N.C., August 23, 2011—X Team International, an international alliance of retail real estate advisors with expertise in more than 45 major markets throughout the U.S., Canada and Europe, announced today that Charlotte, N.C.-based partner The Chambers Group has completed a lease for the first small-format Burlington Coat Factory store in Charlotte. X Team International partner Jay Chambers made the announcement.

Scheduled to open October 1, 2011 at Woodlawn Marketplace at the interchange of South Boulevard and Woodlawn Road, the smaller format store will be roughly 48,000 square feet and joins T.J. Maxx and Family Dollar.

Chambers represented the tenant. The owner, Kimco Realty, was self-represented. The term of the lease is 10 years. No other details are available.

Burlington Coat Factory currently operates over 450 stores nationwide and is expanding throughout the Carolinas. Typical store format size is 65,000 to 70,000 square feet.

LOS ANGELES, June 22, 2011—X Team International, an international alliance of retail real estate advisors with expertise in more than 45 major markets throughout the U.S., Canada and Europe, announced today that Los Angeles-based partner Cypress Retail Group has completed a lease for the first full-service 24 Hour Fitness SuperSport in North Hollywood, Calif. X Team International partner Robert Walsh made the announcement.

The 33,000-square-foot space is located at 5300 Lankershim Blvd. at the NoHo Commons shopping center. An adaptive reuse of a former grocery store, the center’s space will be the first to feature full amenities such as a full-sized basketball court, circuit training, group cycling and an indoor lap pool. The shopping center is anchored by Wells Fargo and is connected to The Lofts at NoHo Commons apartment homes.

Walsh represented the tenant, while the landlord was represented by Eric Reuveni of Los Angeles Real Estate Group, Inc. The total value of the lease is $11 million.

The center is scheduled to open July 23 of this year.

X Team International Partner The Chambers Group Completes Lease for First REI in South Carolina

Retailer to occupy part of former Circuit City

CHARLOTTE, N.C., June 15, 2011—X Team International, an international alliance of retail real estate advisors with expertise in more than 45 major markets throughout the U.S., Canada and Europe, announced today that Charlotte, N.C.-based partner The Chambers Group has completed a lease for the first REI in South Carolina. X Team International partner Jay Chambers made the announcement.

Located at the interchange of Interstate 85 and Woodruff Road, the outdoor equipment retailer will join the The Point shopping center, anchored by Whole Foods. Occupying roughly two-thirds of a former Circuit City, the 22,000-square-foot space will feature a bike shop, seasonal gear rental department, and space for classes, presentations and events for outdoor enthusiasts.

Chambers represented the tenant while the owner, Developers Diversified Realty, represented themselves. Although specific terms of the deal were not disclosed, discussions for the long-term lease began roughly four years ago.

REI currently operates 114 locations, including seven in North Carolina with plans to open eight more stores by the end of 2011.

X Team International Partner Venture Commercial Completes Leases for First Merlin Entertainments Group Attractions in Texas

DALLAS-FORT WORTH, TX., February 1, 2011—X Team International, an international alliance of retail real estate advisors with expertise in more than 45 major markets throughout the U.S., Canada and Europe, announced today that Dallas-Fort Worth-based partner Venture Commercial, through their Venturetainment division, assisted with site selection efforts and completed two leases for global visitor attraction operator Merlin Entertainments Group (Merlin), bringing two of their iconic attraction brands LEGOLAND Discovery Center and a SEA LIFE aquarium to the Texas market for the first time. X Team International partner Larry Leon made the announcement.

The two attractions will open later this year in the Mills/Simon-owned Grapevine Mills Mall, located just north of DFW Airport. The mall is anchored by AMC Theatres, JCPenney, Last Call by Neiman Marcus, Marshalls and Saks Fifth Avenue OFF 5TH.

The LEGOLAND Discovery Center, an indoor interactive attraction based on the popular LEGO toy, will be approximately 35,000 square feet, while SEA LIFE will occupy two levels at approximately 45,000 square feet. Both are located directly across from AMC Theatres.

Jonathan Cooper and Larry Leon of Venture Commercial assisted Merlin’s National Advisor/Master Broker Howard Samuels of Samuels & Company, Inc. with the representation of the tenants, while Gregg Goodman, president of Mills/Simon, represented the landlord.

Dollar Tree is looking for new locations from 8,000 to 12,000 square feet in the Southern California trade area. The company is focused on regional centers with high visibility and strong traffic counts, but will consider all locations.

Blaine Bush and Wally Limburg of SRA will represent Dollar Tree in Orange County, while Jeff Reenders will be responsible for San Gabriel Valley.

X Team International Partner Baker Storey McDonald Properties, Inc. Purchases Belle Forest Shopping Center

NASHVILLE, Tenn., January 6, 2011—X Team International, an international alliance of retail real estate advisors with expertise in more than 45 major markets throughout the U.S., Canada and Europe, announced today that Nashville-based partner Baker Storey McDonald Properties, Inc. (BSM) has purchased the Belle Forest Shopping Center from an undisclosed seller for $2.5 million. BSM Principal Allen McDonald made the announcement.

The 40,000-square-foot retail center is located at the intersection of Highway 70 South and Old Hickory Boulevard in Bellevue, Tenn. Tenants currently include Blockbuster, Boost Fit Club and Alley Pub, among others.

As part of their investment portfolio dedicated to well-located, income-producing shopping centers, BSM will manage and lease the asset and intends to reposition it through a coordinated leasing and redevelopment effort. Belle Forest Shopping Center is the third acquisition by the firm in the last year.

Both BSM and the seller represented themselves. Terms of the deal were not disclosed.

“Belle Forest is quality real estate with great upside potential. Our successful track record of upgrading shopping centers with aggressive marketing and leasing initiatives should allow Belle Forest to become an important part of the Bellevue retail landscape,” said McDonald.

X Team International Partner John Cumbelich made the announcement.

Downtown Pleasant Hill, anchored by Century Theatres, Lucky Supermarket, Bed Bath & Beyond, Ross Dress For Less, Michaels and Borders, is considered a core retail property in a highly desirable demographic area, mixing a grocery store and other daily needs businesses with major hard and soft goods anchors, a state-of-the-art theatre and numerous successful dining establishments.

John Cumbelich & Associates represented the purchaser, Walnut Creek-based Loja Group, and will assume leasing and marketing responsibilities immediately. The seller was a joint venture between Prudential and Developers Diversified Realty, one of the nation’s largest real estate investment trusts.

“The bidding process for the property was extremely competitive,” remarked Cumbelich, noting that investors from across the country placed bids. “Loja delivered the winning combination of competitive terms and executive leadership with an established reputation for following through.”
